Ramsdens Solicitors LLP are members of the Conveyancing Quality Scheme (CQS). The CQS was launched in 2011 and allows conveyancing practices to show that they “follow best practice, meet the required standards of technical expertise and client service and are able to satisfy regulators, lenders and insurers”.
This accreditation allows Ramsdens Solicitors LLP to demonstrate that they are recognised to reach a certain standard of excellence when it comes to Residential Conveyancing. The continued mandatory training for conveyancers and adoption of the Law Society’s Conveyancing Protocol, amongst other things, ensure best practice.

What is going to change
Land Tax Policy- Firms will be expected to have a policy in place. There will be further expectations when it comes to the standard of advice given to clients in relation to this area.
Leasehold Properties- More onerous demands on firms when it comes to dealing with Leasehold Property and acting for the client as well as any lender.
Handling of Conflicts- Specifically this relates to acting for Lenders as well as purchasers and conflicts when it comes to reporting issues to a lender.
Property and Mortgage Fraud- New standards reinforce relevant identity checks and against clients and conveyancers on the other side to a transaction.
